Erection of 2 detatched dwellinghouses and garages

Land To The Rear Of 135 Church Street Ecclesfield Sheffield S35 9WF

Ref. No: 13/04197/OUT | Received: Mon 16 Dec 2013 | Validated: Mon 13 Jan 2014 | Status: Pending Consideration

This is the land to the left of the old Working mens club. Possible points that occur to me are ..

Although the site is said to be 1,000m^2, It occurred to me that 2 houses might be overdevelopment, since
i) both the narrow private drive, and the hard standing area is shared,
ii) at least as shown, one of the cars on Plot 2 cannot get out without first moving the other
iii) The path by the Working mens club to the pond is already very narrow. Any hedge etc. along the boundary shown might make access to it difficult
The house on Plot 1 seems oddly close to the boundary, and therefore No 135

Flood risk assessment says that the 2007 floods affected areas 300m downstream. It adds that there is a 1 meter high embankment around Mill Dam, but says that the sluice could block and the water level rise above this.Floor levels should be 600mm above ground.

Go down Nether Lane and turn right into Cowley Hill, and its on the left after the houses. It looks like a good walking route to Chapeltown Park.

C> Use of building for Class A4 (Drinking Establishments) purposes

The Players Lounge 20 Yew Lane Sheffield S5 9AN

Ref. No: 13/00533/CHU | Received: Thu 14 Feb 2013 | Validated: Thu 14 Feb 2013 | Status: Pending Consideration

This is for a change of use from D2 (Club) to A4 (drinking establishment). The club seems to have deteriorated recently, with the Police having attended late in the night on the last two weekends. On the first occasion the Police had to endure being shouted at, and the second time, they had to isolate the club by roping Yew Lane off. Note that the club have also made an application for an extension of hours to 1:30 on weekend mornings, as indicated in a note to the minutes of the last meeting.

Our last meeting decided to object, and this objection can be seen at http://publicaccess.sheffield.gov.uk/online-applications/applicationDetails.do?activeTab=neighbourComments&keyVal=MIIF31NY09I00

This is only a gate path, driveway and boundary wall. I think it is one of the stone terraces opposite to the old Methodist Church.

2014-01-18 Condition application decided. Natural stone approved, front wall retained, timber fencing to be replaced with railings, rear boundary to be 2m high fence.

2013-11-18 Still pending

2014-01-20 Some approvals have given, but not for

*  the landscaping, in front of the trolley bay, which may have been lost,

* there is something wrong with the 1.8 meter fence at the font and side of the courtyard;

* and two trees may have to be replaced.

* a query on whether the heat reclaim system has been installed.

* a query on whether the electric car charging points have been provided, space reserved for low-emission cars, and support for local labour/supply chains.

* forecourt surfacing details are of insufficient quality, as is the proposed use of railway sleepers

* Details of the management of the wooded area are needed

* Some time after we looked at and commented on the original planning application, ALDI seem to have promised to put a 1.2m * 1.2m heritage board on the side of the Mill building. Unbeknown to us they submitted our second heritage board leaflet to the council as an example of what would be on the board. The Councils formal reply rejected this, saying that the board should not also describe Smithy wood etc. If members think we should contact any of the parties involved, then please bring this up as we discuss the planning application.
